Many buyers believe that a real estate agent isn’t needed when purchasing a new construction home, or in some cases, don’t even know that you can bring your own real estate agent rather than using the builder rep.

The builder’s rep works for the builder and is protecting the best interests of the builder–not you.

If you have a real estate agent representing you, you will have someone who is negotiating on your behalf and will keep your priorities top of mind through the whole process.

Most buyers aren’t going to know anything about the lot the new construction home is built on.

In many cases, they’ll take a look at it and give it a casual eye test. This is a risky way to inspect the lot. A REALTOR that is familiar with new construction will be very thorough. They will take a look at the development construction drawings, check flood maps, look for the location of utilities, check for erosion control basin locations and more. The last thing a buyer wants to do is end up with property on a lot that will cost them more money due to potential problems. Also, a good agent will research the background of the builder. Buyers won’t want to be in business with a builder that is financially unstable. An agent should be able to check to see if the builder has been paying its bills. Otherwise, the builder could be using the buyer’s deposit to help cover its own financial debts.

Many people believe that they are saving money by not bringing in a REALTOR, however in most transactions, this is simply not the case.

In most cases, the buyer doesn’t pay commission to the REALTOR. The seller does. So in a sense, you are receiving a REALTOR’s expertise and guidance for free. When it comes to building a new home, remember that rookie mistakes can be costly! So, don’t be scared to ask questions!
