Showing Your Home, Tips to Remember

The goal of showing your home is to engage the buyer emotionally because the decision to buy is based more on emotions and less on logic. You want to give the buyer permission to say, “Yes, I want to buy this home.” You can achieve this by staging, accentuating your home’s positive attributes, and taking any attention to the negative aspects.

Staging Your Home for a Showing

Home staging is about illusions. If you were David Copperfield selling a home, it’s magical. It’s beyond decorating and cleaning. It’s about perfecting the art of creating moods. Staging makes your house look bigger, brighter, cleaner, warmer, more loving, and best of all, it makes home buyers want to buy it.

Opposite of what you might think, it’s about more than prepping the house for sale. Staging is what you do after you’ve cleaned, decluttered, painted, made minor repairs; it’s all about dressing the house for sale.

Tips for a Great Showing

  • Turn on all lamps and lights.
  • Check all lightbulbs and replace those that are not working.
  • Clear all kitchen and bathroom counters.
  • Clear all soaps from showers.
  • Close all toilet lids.
  • Tuck away all trash cans.
  • Remove signs of pets.
  • Clean home and make beds.
  • Set thermostat to an appropriate temperature.
